Frequently Asked Questions
General Questions
What is Fund Flow?
Fund Flow is a real-estate fund management platform built for operators (GPs, syndicators, fund managers) and their investors (LPs). It combines a CRM, deal pipeline, loan tracker, investor portal, and AI-powered communication tools in one platform — replacing the disconnected spreadsheets, email threads, and document folders that most operators rely on today.
Who is Fund Flow designed for?
Fund Flow serves two primary audiences:
- Operators — General partners, syndicators, family offices, and fund managers who raise capital, manage deals, track loans, and communicate with investors.
- Investors — Limited partners and passive investors who want a clean portal to view their holdings, access documents, sign agreements, and track distributions.
Any team size works: solo operators managing a handful of LPs all the way to mid-market fund managers with hundreds of investors.
What can operators do in Fund Flow?
Operators get a full-stack operations platform:
- CRM — Contact management, deal pipelines, investor segments, and outreach sequences
- Deal management — Create deals, track capital raises, attach documents, and share public-facing deal pages
- Loan tracking — Record loan terms, payment schedules, and outstanding balances
- Documents — Generate, share, and e-sign offering documents, K-1s, and agreements
- Investor communication — Send email updates, manage inboxes via Gmail integration, and build message templates
- AI tools — Automate repetitive tasks, draft communications, and surface insights with the AI Command Center
- Reporting — Export data, build segments, and track key metrics on the operator dashboard
What can investors do in the investor portal?
Investors access a dedicated portal that shows:
- Current holdings, committed capital, and investment performance
- Distribution history and upcoming payment schedules
- All documents shared by the operator (K-1s, subscription agreements, updates)
- The ability to upload requested documents and e-sign agreements
- A profile and notification preferences
Onboarding & Setup
How long does onboarding take?
Most operators are fully set up within one business day. The typical steps are:
- Create your organization and invite team members
- Import existing contacts via CSV (AI-assisted field mapping)
- Create your first deal and configure your loan portfolio
- Connect Gmail for two-way email sync
- Customize document templates and branding
The AI-assisted data import reduces manual entry significantly. For teams migrating from spreadsheets, the average import-to-go-live time is under two hours.
Does Fund Flow help with data migration?
Yes. Fund Flow includes an AI-powered CSV importer that maps your existing spreadsheet columns to the correct fields automatically. It handles contacts, deals, and investor records. For larger migrations or custom formats, the support team can assist with bulk imports.
Features & Integrations
Does Fund Flow integrate with Gmail?
Yes. Fund Flow has a native Gmail integration that allows operators and investors to connect their Google account for two-way email sync. Emails are threaded alongside the relevant contact records so your CRM stays current without manual logging. You can connect Gmail in Settings > Integrations.
Does Fund Flow support e-signatures?
Yes. Operators can send documents for e-signature directly from the platform. Investors receive an email link, review the document, and sign electronically. A full audit trail (timestamps, IP addresses, signer identity) is stored with every executed document.
Are there built-in document templates?
Yes. Fund Flow includes customizable templates for common real-estate syndication documents including subscription agreements, operating agreements, capital call notices, and distribution notices. Templates support dynamic fields that auto-populate from deal and investor data.
Can I create a public deal page for my investors?
Yes. Each deal can have a branded public-facing page (at a URL like fundflow.com/p/your-org/deal-name) that you share with prospective investors. The page displays deal highlights, projected returns, documents, and a call-to-action. You control what is visible and when the page is active.
AI Tools
What AI features does Fund Flow include?
The AI Command Center gives operators access to:
- AI drafting — Draft investor update emails, follow-up messages, and document text from a short prompt
- Automated actions — The AI agent can execute routine tasks (sending emails, updating contact records, creating tasks) with operator approval
- Exception queue — Flags unusual situations for human review before the AI acts
- Learned rules — Train the AI on your preferences so recurring decisions get handled automatically over time
- Context questions — The AI asks clarifying questions before executing ambiguous instructions
Is my data used to train AI models?
No. Your deal data, investor information, and documents are never used to train shared AI models. AI processing happens within your organization's isolated context. See the Security & Compliance page for full details.
